Each Ridgeline home comes with outstanding included features, which vary by home design and community. The only way to reserve a home that is under construction or completed is to put it under contract and pay the earnest money deposit. In most instances, the earnest money is 2% of the total price of the home. Earnest money requirement is constructed on a case-by-case basis. There are instances where none, partial, or all is non-refundable. Also, there are cases where the amount exceeds 2%, that is normally in the case of specific requested upgrades.

Additionally, there is the option of making limited time lot reservations. These are usually done when a customer is certain on the lot they would like but are not sure of the model. They are normally constructed with a deposit and a defined amount of time the lot will be held. They are negotiated on a case-by-case basis.

No, you do not need a real estate agent to purchase a new home from Ridgeline Homes. Of course, you are free to work with a real estate agent if you choose, and we are happy to work with them as well. We traditionally pay Buyers Agents 2%.
If you are planning to build and personalize your home, Ridgeline offers optional structural and design upgrades beyond the included finishes. These options and their associated costs will vary. Expected additional upgrades and costs may include, but are not limited to: home site premiums, structural options (additional covered porch), and/or design and finish options (fireplaces, additional painting). Yes! Ridgeline Homes has multiple floor plans to choose from for each community with a wide variety of standard features and upgrade options to personalize various spaces throughout the home. If you don’t see an upgrade option that you are interested in listed or mention, please ask your sales consultant. Our sales consultants will guide you through the design and color selection process of the interior and exterior of your new home.
The actual construction process including permitting starts after signing contract and is normally 2.5-3.5 months, with 2-4 weeks set aside for permitting. If there are customers scheduled in front of you, it can take longer for us to complete your home due to finishing others first. You will be notified of this before contract signing and given a rough schedule.
Landscaping and fencing are not included in the standard features and base price of our homes. They are upgrades, and both can be accommodated on request.

Due to the complexity and variation of construction assemblies incorporated into our homes, we will not provide them to the public.
